Maintenance, Compliance, and Seasonal Reminders

As summer winds down and the school year begins, the HOA board would like to address a few important items of concern in our community.
Pond fountain and court lighting: The electric meter supplying power to the pond fountain and court lights is currently out of service due to damage to the meter. This has been reported to Oncor (services the meter) and Coserv (supplies the power to the meter) to determine responsibility of repairs. As soon as we have an estimated restoration date, we will provide an update.
Trash can storage: Trash cans must be stored out of sight form the front view of homes within 24 hours after service. Trash is collected of Fridays. If you plan to be out of town for the weekend, please make arrangements to have the cans put away. Due to multiple complaints form the sales team, inspections for trash cans will be conducted on Sundays.
Court Maintenance and Access: The courts have sustained damage and will require repairs, as well as updates to the gate access system. We are reviewing options to keep the gate locked and limit the access to homeowners only. If you witness any damage or misuse of the equipment, please report immediately. We do have cameras and can review footage. If the abuse continues, unexpected repair cost will be a shared expense by all homeowners.
Landscape standards: Lawns must be mowed weekly in the growing months. March- October. During the dormant months weekly mowing will not be necessary. All lawns must be free of weeds including flower beds and tree wells. Inspections occur every 10 days, and violations will escalate to fines if warnings are ignored.
City of Celina has issued the HOA water restriction notices. We received the 2nd violation in June and now on Final notice in July. This restriction only allows the common areas to be watered 1 day a week from midnight to 9:59 am. We have over 100 watering stations and it impossible to complete 10-minute runtimes in 9 hours. We have been cutting back the runtimes all summer and will continue to shorten watering times to avoid the fines to be no less than $500 a day to no more than $2,000 per day. Each day the provision is violated additional fines will constitute as a separate offense. I wanted to keep you informed of the lack of water and the grass will go dormant earlier than expected.
